Our shout on HS2 compensation

High speed train with motion blur_275_183

The NFU has submitted its response to the latest consultation on property compensation for those affected by Phase 1 of the HS2 railway between London to the West Midlands.

The NFU wants to ensure all of those affected are treated fairly.

We believe that the proposed Long-term Hardship Scheme should be applied to all properties that are impacted, including all forms of business and all interests in land.

In our response, we have highlighted that the Long–term Hardship scheme is flawed and that HS2 should reconsider replacing it with a Value-Based Property Bond Scheme, which could be applied in and outside of the ‘Rural Support Zone’.

The response highlights our views in regard to all the different schemes which HS2 has put forward within the Safeguard Area (60m from the center of the line), the Rural Support Zone (60m -120m from the center of the line), and outside the Rural Support Zone ‘Beyond’ (more than 120m from the center of the line).

The different schemes are as follows:

Safeguard Area

  • Express Purchase
  • Sale and Rent Back
  • Alternative Sale and Rent Back

Rural Support Zone

  • Property Bond or Voluntary purchase
  • Alternative Sale and Rent Back

Beyond

  • Long term Hardship
  • Alternative Sale and Rent Back
