The Renters’ Rights Act received Royal Assent on 27 October 2025, which means it has now become law. However, many of the provisions within the Act will not come into force straight away, with further regulations needed in order to implement many of the changes it is due to make. NFU Land Management Adviser Eleanor Griggs explains what you need to know.

The reforms brought in by the Act will apply to both new and existing tenancies and will be relevant to those who rent out residential properties on their farms, including to farm workers.

The government has now published its roadmap providing an overview of the implementation plans for certain sections of the Renters’ Rights Act 2025. It includes detail on how it will phase in the reforms and when they will come into force.

The changes are predominantly only relevant to England although there are some minimal changes for Wales.
